For ongoing service, all electrical installations should be inspected and tested every 3 to 5 years. These types of safety checks are frequently referred to as “electrical certifications” or “home electrical installation condition reports.”

The UK Government issued guidelines on the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 on June 1, 2020.

In England, there are three sets of instructions, with various versions available for landlords, tenants, and local authorities.

Private landlords are required to ensure

  • When the property is inhabited during a tenancy, electrical safety criteria are met.
  • Every fixed electrical installation on the property is inspected and tested by a trained person at least every five years
  • The initial electrical inspection and testing is performed before new tenancies begin on or after July 1, 2020, and before existing tenancies begin on or after April 1, 2021.

A report on electrical certificate will:

  • Determine whether any of your electrical circuits or equipment is overloaded.
  • Look for any potential electric shock or fire threats.
  • Identify any faulty electrical work.
  • Emphasize any deficiencies in earthing or bonding.

Wiring and fixed electrical equipment are also tested to ensure their safety. A circuit schedule is also given, which is quite useful for a property.
