From January 9, 2013, all advertisements for selling or renting property must prominently show the building’s energy rating. WHY DO YOU REQUIRE ONE?

When leasing, building, or selling a residential or commercial property in England and Wales, landlords and property owners are obligated to produce Energy Performance Certificates (EPCs) to any prospective buyer or renter. At the construction stage, all dwellings must now have an EPC.

All residential and commercial properties for sale or rent must be inspected and issued with an EPC. This scales the energy efficiency of the building from A to G and shows where the rating could be after a few adjustments. This will help to reduce CO2 emissions.

Energy Performance Certificates rank a home’s energy efficiency from A to G. Band A houses are the most energy efficient and should have the lowest fuel expenses.

The EPC is valid for ten years and must be obtained before the property is put on the market. If any changes are made to the thermal elements within that time, a new report or an updated epc will be necessary.
